Maintenance Suggested Troubleshooting




Locate the red reset button of the disposal; pressing this will often solve any basic troubles you may be having. If your disposal smells, fill the sink with cold water, mix in cup of baking soda and run through the disposal. Thinly sliced citrus rinds will also help with odors. Preventive maintenance: Please follow manufacturer recommendations and run cold water for 1 minute after the last food particles have cleared.


Make sure the dishwasher wasn't stopped mid-cycle by checking the control knob on the front of the machine. Turn the knob back to 'start' and that should solve it. Preventive maintenance: Make sure the sump screen is clear of debris (straws, plastic wrappers, etc. .. ). The screen is located under the spray arm which is located in the bottom of the dishwasher and is beneath the bottom rack. NEVER substitute dish washing soap for dishwasher soap as it will bypass the seals and flood the kitchen.


Please call the office for maintenance to fix the detector.


If the toilet is leaking, turn off the water valve and contact the leasing office immediately.


Avoid pouring oil, coffee grounds or other solids into the kitchen sink. In the bathroom, remove hair from the sink and tub promptly to avoid them being washed down the drain. Do not use drain cleaners like Drano or Liquid Plumber as they are extremely corrosive and may do damage to pipes.


If it appears to only be your apartment, check the fuse box to see if you've tripped a breaker. Before you call the office, look outside and see if it's a community-wide problem. This probably means the electric company lost a transformer, affecting many. You can call the BWL for updates on power restoration.


In order to avoid an unnecessary expense when you move out, vacuum at least once a week before dust settles in the fibers and causes wear.


Try not to leave windows open when it rains as the moisture can cause damage to windows and sills. During the winter months, condensation is common. Wiping the condensation away with a rag helps prevent mildew.


Always leave your heat running during the winter months. If you are planning on being away from your apartment home overnight leave the heat at 55 degrees minimum. If you plan on leaving you apartment for multiple days, please call the leasing office to inform them. If preferred we can have one of our staff check on your apartment periodically while you are away. Pipes could freeze and break if left at low temperatures.


If your heat is radiant, placing furniture and other personal belongings in front of or over the vents will affect the warming of your apartment home. If you have a ceiling fan, run the blades in a counter-clockwise rotation. This will help distribute the heat evenly throughout your apartment. In the summer months run your fan in a clockwise rotation for maximum cooling efficiency.


Always ensure your refrigerator and freezer are set at the manufacturer's suggested setting located on the inside of your refrigerator. It takes 24 hours for your temperature to adjust so please allow one day after adjusting your dial.
